The same discipline, examined under pressure.

Extension of time, prolongation and disruption claims — built from primary programme and cost records, and defensible under cross-examination.

Overview

Most disputes are lost before they reach a hearing — in a claim that was never properly substantiated, correspondence that was never issued on time, or a programme that cannot be reconstructed once challenged. Because our starting discipline is construction management, we read a project the way it was actually delivered, not the way a claim narrative would prefer it to have gone.

We act for developers, contractors and legal teams — preparing claims to be advanced, and testing claims received from the other side. Where an independent, appointed role is required, we support as delay or quantum expert; where a party needs an advocate for its position, we prepare and stand behind it.

Building a claim that holds up

A claim is only as strong as the record behind it. We build that record before we build the argument.

A — Entitlement Review

Contract, correspondence and site records tested against the relevant clauses before a position is committed to — so a claim is only advanced where it is actually supportable.

B — Programme & Delay Analysis

As-planned versus as-built reconstruction, critical path and time-impact analysis, using recognised SCL Protocol methodologies matched to the contract and the evidence available.

C — Quantum Preparation

Prolongation, disruption and loss and expense build-ups, cross-checked against cost records and valuations — figures that survive scrutiny, not just an initial read.

D — Notice & Procedural Compliance

Checking that notices, particulars and supporting detail were issued within the contractual time bars — the most common reason a valid claim fails on a technicality.

E — Narrative & Submission Drafting

A clear, evidence-led submission — cause, effect and entitlement set out so a contract administrator, adjudicator or tribunal can follow it without reconstruction of their own.

F — Response & Rebuttal

Where a claim is received rather than made, we test its programme logic and quantum build-up for the gaps a well-prepared response can exploit.

When a claim is contested

01 — Expert Witness

Independent delay and quantum expert reports, prepared to the standard required to withstand cross-examination in adjudication, arbitration or litigation.

02 — Adjudication Support

Referral and response preparation for statutory and contractual adjudication under UK and international procedures.

03 — Arbitration Support

Technical and quantum input through the arbitral process, drawing on London's position as a global centre for international construction arbitration.

04 — Mediation & Negotiated Settlement

Where a commercial resolution serves the client better than a prolonged process, we prepare the technical basis for a negotiated outcome.

Independence is set out before instruction. Where we are appointed as an expert, we act as expert only; where we advise a party, that role is clear from the outset. We do not hold both roles on the same matter.

Facing a delay, a claim, or a dispute?

The earlier we're involved, the more of the record we can still put right.

The same discipline, applied before capital is committed.

Feasibility and delivery risk reviewed with the rigour of someone who will later be accountable for the programme — because that is exactly who is reviewing it.

Overview

Most development advisory is written by people who have never had to deliver against their own numbers. Ours is written by the same team that runs programmes, controls cost, and defends claims when those numbers turn out to be wrong. That is the difference: a feasibility study is only useful if it holds up once the project is actually underway, not just at the point of investment decision.

We advise developers, investors and lenders before commitment — testing whether a project's programme, cost plan and risk profile are realistic, not just achievable on paper. Where a project proceeds, the same assessment becomes the baseline we hold it to.

Scope of service

Technical Due Diligence

Independent review of design, programme and cost information ahead of acquisition or investment — testing what has been assumed, not just what has been presented.

Feasibility Studies

Realistic assessment of programme, cost and delivery route, benchmarked against comparable projects and current market conditions rather than best-case assumptions.

Delivery Risk Review

Identification of the risks most likely to affect time and cost outcomes, with mitigation that can actually be implemented — not a generic risk register.

Procurement & Delivery Strategy

Advice on contract form, procurement route and delivery structure suited to the project's risk profile, ahead of appointing a design or construction team.

Cost Plan Verification

Independent testing of cost plans and budgets against current market rates and realistic contingency — before they are relied upon in an investment decision.

Bankable Feasibility Support

Feasibility documentation prepared to the standard required by lenders and financing partners, aligned with the due diligence they will expect to see.

Notice. We do not undertake development as a principal. Our development advisory is delivered independently of any developer, contractor or financing-party interest — including our own.
